Sign and Close
Sign the assignment agreement via DocuSign. We introduce you directly to the title company. Close on your timeline — typically 14–30 days. Zero middlemen, zero buyer fees.
Common Questions
Is there a buyer fee?
No. Zero. We make our margin on the assignment fee which is already built into the asking price you see. You pay exactly what’s listed — no added fees at closing.
How fast do deals move?
Most available listings go within 24–48 hours. Register your buy box so you’re in the first notification window when a property in your market goes live.
What markets do you cover?
New Jersey, Pennsylvania, Delaware, Virginia, Maryland, North Carolina, Georgia, and Tennessee. We are actively expanding deal flow in all eight markets.
What types of properties do you carry?
Primarily single-family residences and small multi-family (2–4 units). We also carry condos, townhouses, and select commercial opportunities. All are off-market direct assignments — no MLS, no agents.
Do I need to be a cash buyer?
Cash buyers get first priority. However, we do work with buyers using hard money or private lending — as long as you can close within the contract window. Conventional financing is not accepted on most deals.
